An der Friedrich-Friesen-Straße 7 wird in den kommenden Monaten ein neues WBVG-Quartier in Kolkwitz entstehen. Drei Mehrfamilienhäuser bilden künftig ein ruhiges Ensemble in einer gewachsenen Umgebung aus Gärten, Einfamilienhäusern, Sportflächen und viel Grün. Insgesamt entstehen 18 Wohnungen mit rund 1300 Quadratmetern. Im Detail entstehen drei 4-Zimmer- Wohnungen mit jeweils 97,92 Quadratmetern, sechs 3-Zimmer-Wohnungen mit jeweils 79,97 Quadratmetern, sechs 2-Zimmer-Wohnungen mit jeweils 57,56 Quadratmetern sowie drei 1,5 Zimmer-Wohnungen mit jeweils 49,37 Quadratmetern. Damit spricht das neue Quartier unterschiedliche Lebenssituationen an: Paare mit Wunsch nach modernem Komfort, kleine Familien sowie ältere Mieterinnen und Mieter, die im Ort bleiben möchten, und alle, die Wohnen im Grünen mit zeitgemäßer Ausstattung verbinden wollen.
Besonderen Wert werden die neuen Außenbereiche erfahren. Im Erdgeschoss öffnen sich die Wohnungen zu Terrassen und in den Obergeschossen können Bal- kone bzw. Dachterrassen genutzt werden. Gemütliche Plätze für Pflanzen, Loungeecken, den ersten Kaffee am Morgen oder einen stillen Abend mit Blick ins Grüne. Ein Aufzug ist für die dreietagigen Häuser nicht vorgesehen.
Zukunftsfähig wird das Ensemble durch seine energetische Konzeption. Vorgesehen sind Fußbodenheizung, Wärmepumpentechnik, eine Wärme- und Energiezentrale, gute Dämmung, ein Gründach und Photovoltaik. Die Dachflächen übernehmen damit gleich mehrere Aufgaben. Sie tragen zur Stromerzeugung bei, helfen beim Umgang mit Regenwasser und verbessern das Kleinklima. Die Fußbodenheizung sorgt für gleichmäßige Wärme und freie Wandflächen und die spezielle Dämmung unterstützt einen niedrigen Verbrauch und ein angenehmes Wohngefühl zu jeder Jahreszeit. Auch die Bauweise folgt diesem Anspruch. Holzrahmenkonstruktionen, Holzfaserdämmung und Zellulosefaser werden mit massiven Bauteilen dort kombiniert, wo sie konstruktiv sinnvoll sind. Das ergibt ein modernes Gebäudegefüge, das Wohnkomfort, Energieeffizienz und Beständigkeit zusammenführt.
Zwischen den Gebäuden ent- steht ein Wohnumfeld, das sich den örtlichen Gegebenheiten anpasst. Geplant sind Grünflächen, neue Bäume, Wege, Wäscheflächen und ein eigener Spielbereich für Kinder von null bis sechs Jahren. Bei Bedarf sind auch Mietergärten angedacht. Für die Mobilität im Alltag ist ebenfalls gesorgt. 21 Pkw- Stellplätze sind vorgesehen. Dazu kommen 18 Fahrradstellplätze vor den Hauseingängen und weitere Abstellmöglichkeiten in den Kellerersatzräumen. Müllhaus und Abstellboxen werden entsprechend in das Umfeld eingebunden.
An der Friedrich-Friesen- Straße entsteht damit ein Wohnort, der Kolkwitz behutsam ergänzt. Drei Häuser, 18 Wohnungen, Balkone, Terrassen, Grün, moderne Energie und eine ruhige, alltagstaugliche Gestaltung. Die Baugenehmi- gung liegt bereits vor und nach weiterer Vorbereitung, Baubeschreibung, Partnerauswahl und Vergabe soll der Bau beginnen. Für die Ausführung ist eine Bauzeit von rund 15 Monaten vorgesehen. Im Herbst 2027 könnten, wenn alles gut geht, die ersten Mieter einziehen.
