This is a memo pad with stickers featuring Kawaii-san the otter.
Kawaii-san merchandise is scarce, so I think this is genuinely rare.

The stickers are unused, and a few memo sheets may have been used.
Always saying "Lies, lies~" while eavesdropping.
Kawaii-san isn't a person, but an otter, and works in Tokyo. Apparently, her family home is in Kochi Prefecture, and she came to Tokyo dreaming of the city.
Contents printed on the memo pad:
By the way, she's very serious about her work.
A day in the life of OL Kawaii-san.
Always getting swayed by words like "bargain" and "sale."
Apparently, she wishes it was always a closing-down sale.
Kawaii-san has a secret to not worrying about a few extra calories.
Payday is beef stew♡
She's so good at swimming that she was a Kochi Prefecture representative.
She makes a lunch for dieting, but can't help but buy snacks at the convenience store.
